McGarrell Reilly Group Launch the Sharp Building

McGarrell Reilly Group are delighted to announce the launch of the Sharp Building, a new Grade A office development. The new Sharp Building has been designed by KMD Architects to the highest Fourth Generation office standards and will comprise 45,000 sq ft with 6 floors over basement and a very high parking ratio for Dublin 2 of 41 spaces.


There will be very limited supply of new office buildings that can provide an own door headquarters of around 50,000 sq ft, with most new developments not catering for single buildings of this size. The Sharp building can provide a single building headquarters, and is located close to the headquarters of both Twitter and Stripe, creating an exclusive opportunity for tenants seeking a prominent corporate building in a vibrant Dublin 2 location.


Lead architect Gary O’Hare has designed the building to maximise its corner profile with the exterior façade expressed as fully glazed quadrilateral sculpted to define the double height entrance. The building will provide ‘best in class’ specification and designed to facilitate a single HQ occupier or a multi tenancy arrangement. The typical floor plate of 8,600 sq ft provides clear floor to ceiling heights of 2.8m with full height glazing offering a bright open plan and efficient working environment, with four pipe fan coil air conditioning and BMS to facilitate individual lettings. The building amenity areas are located at basement level and finishes to the showers, WCs, changing and drying facilities for staff will be to an exceptionally high level. In addition secure bike parking will be provided with 56 spaces and locker facilities. High energy rating standard are targeted with LEED Gold and BER A3 rating, the building design ensures occupiers can minimise both operational costs and environmental impact.


Construction is due to commence on site in July to replace the original Health and Safety Authority building, which was also developed by McGarrell Reilly and dates from 1992. Practical completion of the Sharp Building is expected in Q4 2017 and the developers are formally launching the marketing campaign on the 1st June 2016.
